RESERVATION REQUIREMENTS: A DEPOSIT IN THE AMOUNT OF 50% OF THE TOTAL RENT WILL BE COLLECTED AT THE TIME OF LEASE SIGNING. APARTMENT WILL NOT BE HELD WITHOUT THE LEASE AND DEPOSIT.
BALANCE DUE: THE BALANCE OF THE RENTAL CHARGES NEED TO BE PAID IN FULL ONE MONTH IN ADVANCE OF ALL RESERVATIONS LESS THAN TWO MONTHS IN DURATION. UNPAID RESERVATIONS WILL BE TERMINATED AND MONEY RETURNED ACCORDING TO CANCELLATION POLICY.
KEY PICK UP: KEYS SHOULD BE PICKED UP AT THE PROPERTY AT 592 Tremont Street MONDAY TO FRIDAY, BETWEEN 4:00 PM AND 6:00 PM. LATE ARRIVALS WILL BE ACCOMMODATED WITH A LOCK BOX. CHECK IN IS AFTER 3:00 PM DEPARTURE IS BY 11:00 AM. A LATE DEPARTURE MAY BE SUBJECT TO A MINIMUM FULL DAY'S RENT AS WELL AS A RELOCATION CHARGE IF THE LATE DEPARTURE INTERFERES WITH ANOTHER ARRIVAL.
CANCELLATION POLICY: IF CANCELLATION IS MADE MORE THAN 31 CALENDAR DAYS PRIOR TO YOUR ARRIVAL DATE, 50% OF MONIES PAID ARE REFUNDABLE.

It is understood that the premises are to be used as a residence and occupied only by those individuals listed. This application, including each prospective occupant, is subject to approval and acceptance with sole discretion by Landlord or Upton Property Management. LLC.
I, hereby, authorize Landlord or its Agent to obtain information it deems desirable in the processing of my application, including credit reports, civil or criminal actions, rental history, employment/salary details, police and vehicle records, and any other relevant information, and release Landlord, its employees and agents from all liability for any damage whatsoever incurred in furnishing or obtaining such information. Upon approval and acceptance, the applicant agrees to execute a lease before possession is given and to pay the linen and key deposit and rent within no more than one day after being notified of acceptance (time being of the essence). The Landlord shall have no further obligation to applicant.
The applicant hereby waives any claim for damages by reason of non-acceptance of this application which the Landlord or his agent may reject without stating reasons for so doing. It is further agreed that if any information herein is false, the lease made on the strength of this application may, at the option of the Landlord, be terminated at any time.
